A Smart, Affordable Way to Own a Brand-New Home
A single-wide manufactured home can be one of the most affordable ways to purchase a brand-new home while still having choices in the way your home looks and feels.
PreFab Home Solutions offers new single-wide homes throughout Lynchburg, Campbell County, Bedford County, Amherst County, Appomattox County, Franklin County, Pittsylvania County, Charlotte County, and Halifax County.
Most of the single-wide homes available through our manufacturers range from about 900 to 1,200 square feet, making them a practical option for buyers who want a comfortable home without paying for space they do not need.
And if you are just beginning to look, you do not need land, financing, or a floor plan picked out before contacting us.
You can start with a conversation.
Tony can help you understand what may fit your budget, what kind of property you will need, and what your next step should be.
Your easy button for building a home from start to finish.”Today's Single-Wide Homes May Surprise You
When some buyers hear the words single-wide, they still picture the mobile homes they remember from decades ago.
Today's manufactured homes can look very different.
Depending on the manufacturer and model, single-wide homes may feature open kitchens, large islands, modern cabinets, attractive flooring, spacious primary bedrooms, walk-in closets, residential-style exterior finishes, porches, upgraded fixtures, and a long list of available options.
Tony regularly talks with buyers who are surprised by how much choice they actually have.
A single-wide does not have to feel temporary or basic. For the right buyer, it can simply be a smaller, more affordable way to own a new home.
What Is a Single-Wide Manufactured Home?
A single-wide is a manufactured home built as one main section in a controlled factory environment and transported to the property as a single unit.
You may also hear people call these single-wide mobile homes, and that is still a common search term. Technically, though, new homes built under today's federal manufactured-housing standards are called manufactured homes.
Because the home is constructed as one section rather than two or more sections, single-wides are generally narrower and smaller than double-wide manufactured homes.
That smaller footprint is part of what helps make them more affordable.

Who Is a Single-Wide Home Right For?
There is no one type of single-wide buyer.
We see these homes make sense for people who want to keep the overall cost of a new-home project lower, but they can also be a good fit for buyers who simply prefer a smaller home.
A single-wide may be worth considering if you are:
Buying your first home.
A smaller manufactured home can provide a more attainable starting point for buyers who thought a brand-new home might be out of reach.
Downsizing.
If you no longer need a large house, a thoughtfully designed single-wide can give you the space you use without the extra square footage you do not.
Building on family land.
Single-wide homes can be a practical option for someone who already owns property or has access to family land.
Replacing an older home.
If an older manufactured home is already on the property, Tony can talk through what may be involved in replacing it with a new home.
Trying to keep the total project budget lower.
The home is only one part of the cost. Land preparation, utilities, septic, well, foundation work, and access all matter too. Starting with a smaller home can leave more room in the budget for the property itself.
Simply looking for less house.
Not everyone needs 2,000 square feet. A well-designed 900- to 1,200-square-foot home may be plenty.
More Choices Than You Might Expect
Choosing an affordable home does not mean every house looks the same.
PreFab Home Solutions works with multiple manufacturers, giving our buyers access to different floor plans, home styles, finishes, and price points.
The choices available depend on the specific manufacturer and model, but you may be able to select options such as:
Cabinet styles and colors
Countertops
Flooring
Appliances
Interior paint and finishes
Exterior siding and colors
Fixtures
Ceiling fans
Bathroom options
Kitchen layouts
Exterior details
Porches and decks
Some homes offer more customization than others, which is why Hannah works directly with customers during the home-selection process.
Hannah Helps You Sort Through the Options
Once you begin looking at homes, it can quickly become a lot.
Which floor plan?
Which manufacturer?
What comes standard?
What is an upgrade?
Is that flooring available in another color?
Can the appliance package be changed?
Hannah helps buyers work through those decisions using manufacturer floor plans, catalogs, samples, online tools, and, when available, factory visits.
The goal is not to give you more choices just for the sake of having choices. It is to help you find the home and options that make sense for the way you want to live and what you want to spend.
Already Have Land? We'll Take a Look.
About 70% of PreFab Home Solutions customers already own land when they begin the process.
If that is you, Tony can help evaluate the property and look at the things that may affect placing a single-wide home there.
That can include:
Zoning
Setbacks
Road and delivery access
Site slope
Tree clearing
Visible rock
Well needs
Septic requirements
Utility access
Space for the home and foundation
If you are thinking about purchasing land, Tony will often look at the property before you buy it at no charge.
That can be especially helpful because the cheapest piece of land is not always the cheapest place to build.
A steep property that needs extensive clearing, difficult access, major excavation, or an expensive septic system can change the total project cost quickly.
Still Looking for Land?
That is okay too.
Tony and his son are licensed real estate agents and can assist buyers who still need to find property.
You also do not need to wait until you have land before looking at single-wide homes.
In fact, talking with Tony about your overall budget first can help you understand how much of that budget may need to go toward the home, land, and site work.
Can You Finance a Single-Wide Home?
Financing is available for manufactured homes, although not every bank offers the same loan programs. PreFab Home Solutions works with lenders familiar with manufactured-home construction loans, and buyers are also free to use their own bank or lender.
Depending on the loan and buyer's situation, financing may be able to include:
The home
Land purchase
Site preparation
Foundation work
Well
Septic
Utility connections
Driveway
Porches
Other parts of the construction project
If you already own land, the value of the property may also be useful as part of the financing structure. You do not need to have a preapproval before contacting Tony. Call first. He can help explain the process and point you in the right direction.
Want the Home Only? You Can Do That.
Not every customer needs PreFab Home Solutions to complete the entire property. Some buyers already have contractors. Some want to handle portions of the work themselves. Others simply want to purchase the home. You can choose the level of help that makes sense for your project.
Or Let Us Handle the Turnkey Project
Many customers would rather have one company bring all of the pieces together. For those buyers, PreFab Home Solutions offers complete turnkey single-wide home packages. A turnkey project can include the work needed to take your property from an undeveloped homesite to a completed home ready for occupancy, including:
Land clearing and site preparation
Foundation or footers
Permits and inspections
Home delivery and installation
Well and septic
Utility connections
Heating and air conditioning
Driveway
Decks or porches
Gutters
Grading
Hydroseeding
Final inspections and certificate of occupancyFor a full turnkey project, PreFab Home Solutions coordinates the work under one contract. Tony manages the project, keeps you updated, deals with subcontractors, and handles issues that come up along the way. It is what he means when he calls PreFab Home Solutions the customer's “easy button.” You get to choose the home without having to become the general contractor for everything that happens after it arrives.
Lower Overhead Helps Keep Costs Down
PreFab Home Solutions does not operate a large dealership or keep rows of homes sitting on a sales lot. Every home is custom ordered. That means we do not have the same showroom and inventory overhead associated with many traditional manufactured-home dealerships. We also do not add a markup to subcontractor services. Rather than promising that every project will be a certain percentage cheaper, we keep the model simple: lower overhead, no subcontractor markup, and pricing based on the home and work your property actually needs. Tony will usually begin with a ballpark project number to make sure the options you are considering are realistic for your budget. After the home and selections are finalized, you receive a fixed-price proposal.
