More Ways to Make It Your Own
Every manufacturer offers a different level of customization.
Some homes allow relatively simple finish changes. Others give buyers much more flexibility with layouts and features.
Depending on the home you choose, you may be able to select or change things like:
Flooring
Carpet, vinyl, and sometimes LVP are available depending on the manufacturer. Some homes can even be ordered without finished flooring so another product can be installed after delivery.
Cabinets and Countertops
Colors, door styles, countertops, and kitchen packages vary by home.
Appliances
Many homes can be ordered with or without factory appliances.
Exterior Colors and Siding
Standard and upgraded colors may be available, along with horizontal or vertical siding options.
Ceiling Height
Many homes offer 8-foot or 9-foot ceilings.
Roof Pitch
Roof-pitch options are available on many models.
Bathrooms
Some manufacturers allow bathroom layout or fixture changes.
Electrical Options
Ceiling-fan boxes, exterior lighting, additional outlets, and other electrical choices may be available.
Porches and Decks
You can choose the size and style of porches or decks, including covered options and upgraded materials.
Available options depend on the manufacturer and floor plan, which is why Hannah works directly with customers during this part of the process.
Hannah Helps You Work Through the Choices
Choosing a home can be one of the most exciting parts of the process, but it can also involve far more decisions than buyers expect.
You may start out simply asking:
"Which double-wide do I like?"
Then you realize you are choosing flooring, cabinets, siding, colors, appliances, fixtures, ceiling height, porches, and dozens of other details.
Hannah helps buyers work through those choices.
Depending on the manufacturer, selections may be made through samples, catalogs, online resources, floor plans, and factory visits.
Her role is to help you narrow down the options and put together a home that works for your needs and your budget.
Today's Double-Wides Offer More Than Many Buyers Expect
One of the most common things Tony hears from new customers is that they expect manufactured homes to have very limited designs.
Then they start looking at the actual floor plans.
Today's double-wide manufactured homes can offer three, four, or even more bedrooms, large open living areas, spacious kitchens, utility rooms, walk-in pantries, large bathrooms, fireplaces, covered porches, and finishes that feel much more residential than buyers expect.
And because PreFab Home Solutions works with several manufacturers, you are not limited to one group of homes or one design style.
That gives you more room to compare:
Home sizes
Floor plans
Exterior styles
Interior finishes
Standard features
Available upgrades
Price points
A double-wide can be a good middle ground for buyers who want more space than a single-wide but may not need or want the added cost of modular construction.
What Is a Double-Wide Manufactured Home?
A double-wide is a manufactured home built in two sections at the factory.
Those sections are transported separately to your property and joined together during installation to create one finished home.
Because the home is built in two sections, double-wides can be much wider than a single-wide and can offer layouts that feel more like a traditional house.
You may still see people search for double-wide mobile homes, but new homes built today are generally referred to as manufactured homes.
A manufactured double-wide is transported on its permanent metal chassis and initially has a title. It can later be converted to real estate by surrendering the title through the required process.
Who Is a Double-Wide Right For?
Double-wides appeal to a wide range of buyers because they offer more space without automatically moving into a higher-cost home type.
A double-wide may make sense if you are:
Buying Your First Home
About half of PreFab Home Solutions customers are first-time homebuyers.
For someone who thought a brand-new home might be out of reach, a manufactured home can open up options they did not realize were available.
Building for a Growing Family
With floor plans commonly ranging from about 1,400 to 2,300 square feet, double-wides can provide multiple bedrooms, larger kitchens, family rooms, storage, and more room to spread out.
Building on Land You Already Own
Roughly 70% of PreFab customers already own their land.
If you have property in Campbell County, Bedford, Amherst, Forest, Evington, Appomattox, or another area we serve, Tony can look at the site and help you understand what may be needed to place a home there.
Looking for More Home for Your Budget
If square footage is important but you are also watching the overall project cost, a double-wide may give you more flexibility than you expected.
Downsizing Without Going Too Small
Not everyone downsizing wants a tiny home or single-wide.
A double-wide can provide a comfortable amount of living space while still being easier to manage than a much larger home.
Double-Wides Don't Look Like They used to.
This is probably one of the biggest misconceptions we would want this page to address. Many buyers still picture a very specific style when they hear the words manufactured home. The reality is that today's double-wide homes can have a much more residential look.
Depending on the model and manufacturer, options may include:
Higher roof pitches
Residential-style front entries
Covered porches
Vertical or horizontal siding
Multiple exterior colors
Full drywall interiors
Larger windows
Upgraded trim packages
Decorative exterior details
Different ceiling heights
The finished look also depends on the site work around the home. A well-designed porch, attractive foundation treatment, driveway, grading, landscaping, and exterior finishes can make a big difference in how the completed property feels.
Double-Wide or Modular Home?
These two home types can look very similar once they are completed, but they are built and installed differently.
A Double-Wide Manufactured Home is built to federal manufactured-housing standards, transported on its own metal chassis, and initially has a title.
A Modular Home is built in factory sections but installed on a traditional permanent foundation and is considered real estate from the beginning.
Modular homes can also be constructed over certain basement foundations, while the double-wide models PreFab Home Solutions currently sells are not designed for basement installation.
There can also be a meaningful price difference between the two.
That does not mean one is automatically better.
The better choice depends on your budget, property, financing, design preferences, and what you want from the finished home.
Tony can help you compare the two before you make that decision.
Already Have Land? Let Tony Take a Look.
If you already own property, you are in good company.
Most PreFab Home Solutions customers already have land when they begin talking with Tony.
Before placing a double-wide home, there are several things that need to be considered, including:
Zoning
Deed restrictions
HOA restrictions
Setbacks
Delivery access
Road conditions
Property slope
Tree removal
Rock
Well requirements
Septic requirements
Utility access
Space for the home and installation equipment
Tony can help review many of these issues.
If you are still considering a property, he will often look at the land before you purchase it at no charge.
That can be valuable because the land itself may be inexpensive while the work required to prepare it is not.
A steep site, difficult road access, heavy tree removal, major rock, or an expensive septic system can change the project budget quickly.
Looking for Land in Central Virginia?
You do not have to own property before talking with PreFab Home Solutions.
Tony and his son are both licensed real estate agents and can assist buyers who still need to find land.
They can also help you think about the property differently than you might if you were simply buying land on your own.
The question is not only:
"Do I like this piece of land?"
It is also:
"Will the home I want work here, and what will it cost to prepare the property?"
That is why talking with Tony before you buy can be helpful.
PreFab Home Solutions serves buyers throughout Lynchburg, Forest, Bedford, Amherst, Evington, Campbell County, Appomattox, Franklin County, Pittsylvania County, Charlotte County, and Halifax County.
Can You Finance a Double-Wide Home?
Yes. Financing is available for double-wide manufactured homes.
Manufactured-home construction loans can be harder to find than traditional mortgages, but PreFab Home Solutions works with lenders that are familiar with the homes they sell.
You can also use your own bank or lender.
Depending on your financing and project, a construction loan may be able to include:
The home
Land
Land clearing
Foundation work
Well
Septic
Utility connections
Driveway
Porches
Garage
Other construction costs
If you already own land, the equity in that property may also be useful toward the project.
You do not need to be preapproved before contacting Tony.
He actually prefers that buyers reach out first so he can help them understand what the process may look like.
Buy the Home Only or Choose Turnkey Service
Not every buyer needs the same level of help.
PreFab Home Solutions gives you options.
You can:
Purchase the home only.
Use your own contractors for installation and site work.
Complete certain portions of the work yourself.
Or choose a complete turnkey double-wide home package and let Tony coordinate the project.
Turnkey Double-Wide Homes in Central Virginia
For buyers who do not want to manage multiple contractors themselves, a turnkey package can take the project from land preparation through move-in.
A complete project can include:
Land clearing and site preparation
Foundation or footers
Permits
Delivery and installation
Well and septic
Utility connections
Heating and air conditioning
Driveway
Porches and decks
Gutters
Grading
Hydroseeding
Inspections
Certificate of occupancy
For turnkey projects, PreFab Home Solutions manages the work under one contract.
Tony coordinates the subcontractors, permitting, inspections, delivery, and project issues.
If something happens during the build, the customer does not have to figure out which contractor to call.
Tony handles it.
That hands-on project management is a big part of what PreFab means when it talks about being the customer's easy button from start to finish.
Lower Overhead Without Cutting Back on Service
PreFab Home Solutions does not maintain a large dealership showroom or rows of inventory homes.
Every home is custom ordered.
That helps keep overhead lower than a traditional dealer-lot model.
PreFab also does not add a markup to subcontractor services.
Tony does not advertise a guaranteed percentage of savings because every project is different.
Instead, he starts with a realistic ballpark number based on what you are trying to build.
After you work with Hannah to choose the home and options, Tony prepares the final fixed-price proposal.
That gives you a much clearer idea of the actual project cost before moving forward.

Many PreFab Home Solutions projects take approximately 4½ to 6 months from contract signing to completion. The season can make a difference. Projects in warmer months often move closer to the shorter end of that range, while winter weather may push a project closer to six months. Factory schedules also vary by manufacturer. Once the home arrives, approximately 2½ months is common for final completion, though utility-company scheduling can sometimes extend that timeframe.
