The first step is a simple phone call with Tony. You don’t need to have everything figured out. Just tell him what kind of home you’re thinking about, whether you already have land, and the general budget you’d like to stay within.

From there, Tony can help you understand your options, answer questions, and talk through what makes the most sense for your project. You don’t need final plans or all the details. A general idea of what you want is enough to get started.

If you’ll be financing your home, this is the time to get preapproved and understand the budget you’ll be working with. Tony can connect you with lenders who are familiar with manufactured and modular home construction, or you’re welcome to use a lender you already know and trust.

Already have land? Tony can take a look at the property and help determine what will be needed to prepare it for your home, including access, utilities, septic, grading, and site work.

Still looking for the right piece of land? Tony and his son are both licensed real estate agents and can help you find property that works for the home you want to build.

Now comes the fun part. You’ll compare floor plans and find the home that fits your family, your property, and your budget.

Hannah will help you work through the available options and choose the interior and exterior finishes that make the home feel like yours.

Early in the process, Tony will usually give you a ballpark project cost so you have a realistic idea of what to expect.

Once the home, options, and major project details are finalized, he’ll put together your final proposal so you can see what is included before moving forward.

Once everything is approved, PreFab begins coordinating the pieces that need to happen before your home arrives. That includes obtaining permits, scheduling inspections, planning the site work, and preparing the property for construction.

The goal is to keep the different parts of the project moving together so your homesite is ready when your home is.

Your home is custom built at the manufacturer’s facility using the floor plan and selections you chose.

Because every home is built to order, factory timelines can vary depending on the manufacturer, the home, and current production schedules. Tony will keep you updated as your home moves through the process.

While your home is being built, work continues at your property so the foundation and homesite are ready for delivery.

Once everything is prepared, your home is transported to the property, placed on the foundation, and installed by the appropriate crews.

After the home is installed, there is still important work to finish before move-in.

Depending on your project, this may include HVAC, electrical and plumbing connections, well and septic work, porches or decks, gutters, driveway work, grading, and other finishing details. PreFab coordinates these final pieces along with the required inspections.

Once the work is complete and the home passes its final inspections, PreFab obtains the certificate of occupancy.

Then comes the part you’ve been waiting for: getting the keys and moving into your new home.
